A leading provider of products and services to people aged over 50 in the UK, Saga wanted to acquire a new London base for its senior management teams that was conveniently located and offered suitable space for its needs.

The Challenge

When Saga took the decision to acquire new offices in Central London, identifying the ideal space, in the right location and with the right lease terms was a priority.

To help it find and secure the perfect space in such a complex and competitive marketplace, Saga turned to Jaggard Macland to facilitate its property acquisition in a highly structured manner. This would ensure its business and professional teams could look forward to occupying appropriate facilities for the foreseeable future.

The Solution

Having identified the Paddington and King’s Cross transport hub environs as being prime locations for the proposed office space, Jaggard Macland quickly shortlisted and inspected potential properties available in the market.

Just a two minute walk from King’s Cross station, office space at the Focus Point building represented the right solution for Saga’s needs, and Jaggard Macland commenced negotiations with the landlord’s agents to agree appropriate Heads of Terms covering every element of the proposed lease.

The comprehensive due diligence exercise conducted by Jaggard Macland included reports on service and business rate charges, surveys, building warranties, business hours, telecoms wayleaves and naming rights restrictions to ensure Saga would not be confronted by any unexpected surprises.

Working jointly with Saga’s solicitors to ensure all legal documentation reflected the terms agreed, Jaggard Macland secured consent for Saga’s extensive fit out plans for its new premises.

With the lease completed, Saga’s contractors were able to begin work creating the company’s unique new working environment which features cellular offices, meeting rooms, break out areas, a business lounge and an open collaborative workspace complete with flexible workstations.
